PHUKET: Sorting who owns disputed property on Phuket was likely to be slow because of continuing inquiries by the Department of Special Investigations, Phuket Governor Tri Augkaradacha warned land claimants today.
He was addressing about 100 Phuket people who have come forward claiming title to plots in Kamala and Patong - two west coast districts of Phuket where real estate prices continue to soar.
The meeting, organised by reelected Democrat MP Raewat Areerob, heard that 226 plots in Kamala and an unknown number in even more expensive Patong were subject to ownership claims by locals.
Most claims concern Sor Kor One titles that show holder occupy land in a particular location rather than indicating ownership of the property. Sor Kor titles are for agricultural use, not development.
Some of the 100 claimants at today's meeting admit that while the Sor Kor One title indicates they hold tenure over one or perhaps two rai, they actually hold 10 rai or 20 rai.
This is because taxes on 10 or 20 rai are higher than taxes on one or two rai, the meeting heard. Other said their parents had been in possession of Sor Kor One titles but the children's rights were not clear.
Claimants were told that if they had paid tax on 10 or 20 rai, their claims for full chanote land title to 10 or 20 rai would now be much stronger. More than 1500 people on Phuket have claims to Sor Kor One real estate, the meeting heard.
Most of the titles concerned land that was intended for agricultural purposes only, and Phuket still needed to keep a balance between commercial development and treed plots for plantations.
