Another boom island project gets off the ground in Phuket City

Phuket's Building Boom: No End in Sight

THE Baan Krating Phuket Resort, tucked away along the coast from Phuket's Nai Harn beach, is adding 37 rooms, a sub-committee of the Governor's Special Committee on Environmental Approvals heard today.

The sub-committee also heard that application has been made to build another deep sea pier at Phuket's deep sea port at Ao Makham, on Cape Panwa, east of Phuket City.

Largest of the projects is the plan to build 241 houses at Nai Yang, a relatively underdeveloped western beach not far from Phuket International Airport.

Absolute Lagoon Suites has applied for a permit to build 46 condominiums in Patong. Another 116 condos form part of an application to build in Vichit, south of Phuket City.

The five applications and 21 others, mostly shophouses of around15 units, are to be discussed when the full committee meets on December 21. All are seeking environmental impact approvals.

The large number of property projects indicates that Phuket's development continues unabated.

While the Governor's special committee was established last year to prevent the previous abuses in requests for environmental assessments and approvals, there is no mechanism for slowing the island's rapid rate of construction.

If Baan Krathing is allowed to add those rooms, I certainly hope they do it on condition that the current road is to be widened and improved.

I also wonder how the owners of the Royal Phuket Yacht Club hotel, under which the current road passes, will react to certainly increased traffic.

They've done a good job in hiding the access road for now - if you don't where it is, you'll never find it.

The road should never have been blocked in the first place but it has at least slowed discovery and expansion of this quiet nook on Phuket. Most people fear that wider roads mean ''progress.'' You must be in construction, Chris.

I'm glad to see we are getting more shophouses - there never seems to be enough of them!

Quite the opposite is true, Alan. I hate crowded places and Jungle Beach is one of my favorite beaches on Phuket because it's secluded and many times in the low season, there's nobody there.

My point is that if the hotel expansion with its adverse effects are approved, then the infrastructure must be improved, too.

Expansion of the hotel but not the road just leads to congestion.

Look at what happened to the road leading to the Big Buddha. Traffic increased significantly but nothing was done to improve the access road from ChaoFa West.

I'd much prefer the expansion never to happen and that area to remain secluded.

However since the Golden Rule applies on Phuket (the one who has the gold makes the rules), it will most certainly happen and the special appeal of that area will probably be lost forever.

Chris, there is a traffic light now at the crossing of Chao Fa/Big Buddha road and this traffic light causes even more problems for the U-turn at the circle in Chalong around rush hours then the police-men in charge at this time...
Building boom? Didn't the former Governor of Phuket tell us about half a year ago: Everything who has a building permit by now can be built, but no new permits will be issued...?

Editor Comment:

The past couple of governors have noted the inevitable negative consequences of the building boom and made the point that they are powerless to stop it.

Powerless to stop the building boom? Means powerless to stop the tuk-tuks, the scams, the jet-skis, the burglaries, the crimes...
So, who is in charges here?

Herbert, Many expats assume the Governor is an all-powerful figure. It just isn't so. He has no power over many aspects of government and infrastructure, including the police. The answer to your question is: it depends on what you are talking about. In other words, it's just like most western structures.

Indeed, Editor, (moderated)
Can you tell me who is in charge on this island?

Editor Comment:

The Governor has an important role as the leading administrator and coordinator. Police, the Navy, health, education, transport and the environment are among services that have an independent structure and an independent chain of authority. Local governments also have a great deal of independence.

To Herbert

Yes, the setup of those traffic lights is totally off. There should be a separate green light for traffic going straight and to those who turn but now both are interconnected.

This causes one direction of traffic to be completely stopped for over 1 minute and huge traffic jams are the result.
Whoever put them in place has no clue of traffic control.

This is however unrelated to what I referred to. The access ROAD to the Big Buddha FROM ChaoFa West is the problem. Until recently it had potholes big enough to lose a pick-up truck in.

Point is when permits are granted that will cause significant increase in traffic, the road infrastructure should be improved accordingly.

More often than not this is and has not been the case, with predictable consequences.
