Artists' impression of the new Phuket Explorer development

Phuket Explorer Mixes Retail, Residential, by Laguna

Tuesday, July 6, 2010
A MEDIA release today confirms what Phuketwan first reported about a year ago: the development of a mixed retail and residential project, known as The Explorer, close to Laguna Phuket.

THE Explorer is making its mark as Phuket's first ever development fusing retail and residential units in one of the island's most affluent areas.

It's located at the entrance to the prestigious Laguna Phuket destination resort, home to seven five-star and four-star brands, including the Banyan Tree and the Sheraton Grande Laguna Phuket.

The Explorer will be bringing together exclusive retail brands alongside stunning sea-view residences.

Discover decadent designs, world-class brands and the finest foods at The Explorer Plaza. Escape Phuket's rays with an iced latte in the cool surroundings of this retail gem.

Phuket residents will delight in the opportunity to shop locally for a chilled bottle of white or some fresh olives without having to travel far. On site parking, walkways and multiple storey outlets offer a long-waited retail respite in this area.

The Explorer now invites brands to join them at this prime location to fulfill the shopping needs of those seeking quality retail in a locale already home to discerning guests and residents.

Explore Residential. Sea-view condominiums located on one of Phuket's last remaining prime spots with breathtaking views over Bang Tao beach.

Enjoy the same spectacular sunsets viewed by Laguna Phuket resort guests, where vivid reds light up the sky over the Andaman.

For those seeking something more spacious, a pool villa could fit the bill, single-storey villas with two bedrooms or double-storey villas featuring three bedrooms, and both with parking and maid's quarters.

The spectacular double-storey residences host a magnificent master bedroom and Jacuzzi on the second floor while penthouse condominiums boast roof pools. An on-site clubhouse will take care of residents' leisure needs.

The complex will enjoy high traffic from guests staying at the Laguna Phuket resorts and other exclusive hotels located in the nearby Surin vicinity, supported by the large number of expatriate and local residents living in this area.

The Explorer comprises 31 plaza (retail) units, 78 villas and 156 condominiums. All plaza units are currently under construction with completion scheduled for July 2011. First phase completion of the residential units is scheduled for July 2012.

Plaza units are now available from 15 million baht and The Explorer welcomes those seeking a retail spot in one of Phuket's most premium areas to contact sole agent, SEA Property International.

Love the bit about not having to travel far for wine in Laguna. Please come on, we already have two, yes two, specialist wine shops in this area.
Is everybody, banks and builder alike, BLIND and thick ?

I think this place will be another white elephant to chalk up to unwise investment and building in this area.
Why don't they just use up all the unused buildings in the Laguna area?

I was at another white elephant the other day, Outlet on ByPass road. What a dismal place. Only eight expats and a handful of sorry looking taxi drivers. So keep building these elephants to the money gods, they serve no purpose, only in lala land.

White elephants are viewed as a sign of good fortune in Asia, so perhaps you will be proved wrong, Robin. Market forces will determine the success of these projects. If all else fails, I notice that Cherng Talay is short on karaoke bars and motorcycle repair shops.

I agree with Robin. When I was reading this I felt sick. It's not even an article but a press release...

If reading about new property developments on Phuket makes you feel out of sorts and feverish, let me suggest a cup of tea and a good lie down.

Mr Editor, let me enlighten you to the wonderful area of Cherng Talay.
Here we have at least five karaoke bars and two motorcycle repair shops. Around the corner from the police station are two Honda showrooms and dealerships.
As for market forces determining the success or failure of projects on this island, have a look at all the failed ones. Ask Carrefour about market forces, they are learning about that at present ?
Anyway, I don't want to spoil your day, have a good one.

Thanks, Robin. I am sure the good people of Cherng Talay will get what they need, eventually. It just may take a little time to determine.

Actually this area is underserviced commercially and is convenient for much of the center/north island. The Tesco which opened is so busy they've had to expand to a mall and lengthen their hours.

Already there is NIGHTMARE TRAFFIC on that tiny road, after this project is completed Cherng Talay/Laguna will be impassable in the 5- 7 PM hours.

Look for a lot of motorcycle carnage attempting to making a right out of the site.

The only service in this area I think is needed is a movie theatre.

It wasn't lucky if you were given one to own.
Monarchs to break their enemies financially would give them a white elephant. It couldn't be sold, given away, or killed and had to live in luxury.

Sir Burr and Robin are right on the button. Here is a definition of a white elephant :-

" White (albino) elephants were regarded as holy in ancient times in Thailand and other Asian countries. Keeping a white elephant was a very expensive undertaking, since the owner had to provide the elephant with special food and provide access for people who wanted to worship it. If a Thai King became dissatisfied with a subordinate, he would give him a white elephant. The gift would, in most cases, ruin the recipient."

So I think Robin is quite right in saying this project is another white elephant.

Graham, best let the BBC know that you and Robin and Sir Burr are right and they are wrong. Here's what the Beeb reported about Burma on June 29:

A rare ''white elephant,'' a traditional symbol of good fortune and power in south-east Asia, has been captured in Burma, state media reports. With elections due this year under terms the country's opposition considers unacceptable, Burma's military rulers have been hunting for their good omen for some time now, says the BBC's Viv Marsh.

''The white elephant is a sign of great blessings and fortune for the land,'' spokeswoman Soraida Salwala told the Associated Press news agency.

In English and some other languages, a white elephant also means a useless structure, and a needlessly expensive burden.

A white elephant in Burma, a good omen for the military leaders. This white elephant will bring fortune and luck to Burma and its people. For sure. Super sure.

Dear Editor, you and the BBC bring proof to Robin, Sir Burr and Graham's point. ;)

Definitely a win for Robin, Sir Burr and Graham. Here's hoping the Burma generals have the luck they deserve.

Two wine shops? I can count at least 5 within a 2 minute drive. 1/2 million dollars for a shophouse seems expensive.

Do they need marketing professionals to market such properties across the world ? If they need they can contact me.
