A comprehensive database of Phuket property ownership is being sought

Governor Seeks Database of Phuket Ownership

Wednesday, September 2, 2009
THE GOVERNOR, Wichai Praisa-nob, has asked Phuket's local authorities to provide information so a database can be established that combines all that is known about property on the island, especially resorts.

''I am not making trouble for anybody,'' he told the media.

''We just need to know the facts so we can assess what needs to be done in the future.''

The governor was at pains to play down false reports that some kind of witchhunt is underway over so-called ''foreign ownership.''

A database can determine changes in future if ownership or a portion of ownership is sold either to Thai interests or overseas interests, he said.

False media reports exaggerating the proportion of foreign influence or ''control'' of property and businesses on Phuket have led to a greater interest in the real situation.

Representatives from several organisations met with the Governor on Monday. These included the island's local tessaban administrations, Phuket Provincial Business and Trade Office, Phuket Provincial Revenue office, Phuket Industry Office, Phuket Land Office and Phuket Immigration.

Phuketwan was among the few media representatives who attended that meeting.

A briefing for more media was held the following day. At no stage at meetings on either Monday or Tuesday was there talk of a ''police investigation.''

Since last year, Phuket Provincial Business and Trade Office reinforces the law in order to have at least 2 Thai directors for one alien director and eventually one to one in order to have the sole Thai director(s) able to sign all official documents.
This is the way most of foreigners living and working in Thailand are doing for running a business, buy home and properties in Thailand.
Generally, Thai directors own the 51% of company shares and have the power to sign all official documents.
By the law they have the majorty and the power to alter or sell properties without the knowledge of the foreign partners and shareholders.
This is exactly what had happen few days ago to my neighbor who is married with a Thai spouse since 12 years.
His Thai spouse had lost more than 2 million Baht by playing cards with other Thais in Phuket town and as she had to clear her debit with other players, she sold their business building and car without speaking anything with her husband in one single day.
No he is in despair to save what can be saved and stories like that one are countless in Thailand.
Do not forget that for many Thais, it is not a big sin to cheat a foreigner.
