Condo Seminar Told of Phuket's Titles Problems

MORE than 300 land owners, property developers and agents turned out to hear the Director General of the Land Office, Anuwat Maytheewibulwut, speak at a seminar today.

He said complete documentation of all land titles on the island should be finished by the end of June. But he added that there was a huge backlog, with staff struggling to cope and catch up.

Phuket was a more difficult place to settle land titles and boundaries because the terrain went from beachside mangroves to mountains.

The island was second only to Bangkok in terms of the number of condominiums under construction, he said.

Most of the information given at today's seminar was about condominium ownership.

Expats can own up to 49 percent of the condominiums in any project, Khun Anuwat told Phuketwan.

PHUKET CITY has more condominiums than another part of the island, with a total of 2783 registered properties.

This comapres with 2338 in Kathu, which takes in Patong, and 860 in central Thalang.

There are 86,739 chanote titles in Phuket City, 36,650 in Thalang, and 10,968 in Kathu.

The seminar, held at Laguna beach Resort, will be followed by others in Samui, Chiang Nai and Chon Buri.

The Department of Special Investigations has several inquiries being conducted at present into cases where it's alleged that public and private land has been misappropriated.

In 2003, the Deputy Chief of the Phuket Provincial Land Office, Pongtorn Hiranyaburana, was shot dead by a gunman as he drove his car home.

Police were unable to track and name his killer and eventually suspended investigations, but it was said at the time that Khun Pongtorn was an honest man who had found out details of land ownership on Phuket that led to his murder.
