The Point Starts a New Era for Phuket

GETTING to The Point should be easy, even for people who let their conversations ramble to ridiculous lengths. They will know where to stop, for sure.

The Point will be on the Bypass Road, right opposite the Phuket International Hospital. And at eight storeys, The Point should also be difficult to miss . . .

This project marks a new era for Phuket. If the first Robinson department store brought one significant transition and the arrival of Central Festival decades on carried the island into the age of the shopping mall, then The Point heralds the coming of tropical urban living.

That's the point about The Point. It's the first tall purpose-built structure, as far as we can tell, for those who work on the island, rather than those who come here to play.

It's refreshing to hear Andrew Morgan, at 32 the branch manager for agents Plus Property, talk about The Point, and more.

When we asked him who he admired in the property industry, he replied: "Any developer making environmental conservation a priority. We're starting to see more of these."

And when we asked him whether the property business on Phuket would get better or slow down, here's what he told us:

"It will change. Development must inevitably slow due to lack of available land but we'll then start seeing the emergence of a larger resale market.

"For villas and resort-style apartment projects, the holiday rental market is just beginning and offers great potential for future growth.

"I think we're already seeing an increased professionalism in the industry here on Phuket.

"The Phuket market has rapidly matured, competition has increased and buyers are faced with greater choice than ever before.

"Those developers and agents that can go the extra mile both in terms of a superior product, professional service and smart, far-reaching marketing stand to reap the benefits."

We liked the realism in that response. Anyway, let's get straight to The Point.

Backed by Phuket International Leisure, the 78-unit project offers nine styles, each with a terrace, and the building includes a swimming pool, an Italian-Thai restaurant, a spa, a fitness centre, plus concierge service.

All units come with a flat screen LCD TV, IP telephone system and high-speed wireless internet. Plus Property, with its head office in Bangkok, will provide full property and rental management services.

The all-furnished units vary from studios of 36.5 square metres to three=bedroom penthouses of 118 square metres. Prices range from 2.48 million baht to 8.8 million.

Three storeys of parking should make it easy to slip in and out and there's even a laundry centre for busy urban-style living.

"More than 50 percent of our buyers are Thai," Mr Morgan says. "Those foreigners who are buying tend to be expatriates who feel completely secure with freehold condominium ownership.

"The lack of comparable quality, modern accommodation in the area makes The Point the best choice of residence for those working around town or moving around the island regularly for business and requiring a central base."

Mr Morgan says that the price of about 70,000 baht a square metre compares favorably with Bangkok but adds: "The markets are very different so it's hard to compare like for like."

"We're now seeing more luxury condos appearing in Phuket with starting prices in excess of 100,000 baht per square metre."

While the style will be contemporary it won't be faddish.

Space will be used efficiently but the atmosphere should be "bright and friendly" with double corridors, skylights, and the garden courtyard.

Units are selling off the plan now, with the project scheduled for completion in May 2008. That's when Phuket will finally get The Point, and begin a new urban era.
