Pricey Soi Bangla May Hide Public Land

PHUKET: Ownership of a large section of Soi Bangla, the popular tourist walking street in Phuket's tourist hub of Patong, has been thrown into dispute by claims that it is public land - just like the holiday island's beaches.

Property in this central part of Patong would be among the most expensive on Phuket. Yet at least 28 businesses on land here may be removed if their titles are no longer legal.

The principle that saw commerce cleared from Phuket's beaches and illegal beach clubs and restaurants bulldozed flat along the foreshores last year has now reached the heart of Phuket's party town.

The Mayor of Patong, Chalermluk Kebsub, was today appointed to lead a three-person investigation to probe the legitimacy of the businesses that now occupy the contentious one rai of Soi Bangla land.

Before 1994, the land was definitely public but the local administration at the time, run by former mayor Pian Keesin, established norsorlor titles that at the time, satisfied the needs of local residents and voters.

These days, times have changed and the clearance along Phuket's beachfront led people with long memories to complain to the Governor of Phuket about the present occupiers of the public land in Soi Bangla.

With norsorlor titles, the rights of the occupier vanish if the person granted the title is no longer involved in the business.

Soi Bangla has changed more than a little since 1994, becoming first a thatch and bamboo destination for Phuket's pioneer tourism industry and these days including some of the most expensive property values on the island.

Seventeen ''owners'' have responded to the call for those with claims on the land to come forward. A long period of haggling and claim and counter-claim is anticipated.

The meeting today at Phuket Provincial Hall in Phuket City will be awaiting a response from the mayor and her investigators.

You may remember when the beach cleanup issues were being brought up I time and again pointed out that the south west side of bangla is all on public land titles.

Only took a year...

This issue has been known for a long long time (and keeps coming up every few years) and if they were to ever follow though most of the larger "non-girl" bars at lower end of main street would wiped out (only about 3-4 are outside the disputed land), which would pretty much wipe out Bangla for all the average tourist non mongers types

It would be helpful if you could explain more clearly exactly what land is in dispute. Does it include any lots that front on the Beach Road?

yes used to be 4 bars in bangla 2 on opposite sides of the dirt track water buffalo's were roaming on the land where the tigers disco are will be interesting.
the main bars were where the expat bar is they could stay open till 5am while othere bars had to shut.
hey we might get back to only 1 bar on the beach think it was called the paradise bar up near holiday inn.

The "government" land as it used to be called, runs on the south side of Soi Bangla, all the way from the beach to Soi Patong Resort.

I remember Paradise bar being run by a guy who was supposed to be a Vietnam vet. He had little nose and legend was he had it shot off in Vietnam. That was way back early 80's. Between there and Bangla it was jungle with a few bungalows in between the coconut trees.

The bar next to the Holiday Inn back then, the Paradise being spoken of, was a fine one --- big, spacious, long bar at one end, eating tables next, all open to the street. Very comfortable place, just what you want beside the beach but not on it. I believe that it came to be there and so large because it started on the other side of the road and smaller but it could not stay there (against the law to have such on the beach side!???) and the seller gave a much bigger lot across, compensating for the mistake in making the sale. The sellers name was Kebsub, I believe.

All will be nicely fixed with some cash money greasing the right people to continuous business as nothing happened...
Public land should be cleared off of all illegal businesses; then have a project beneficial to local people and public at large should come up later on.....

Patong mayor to lead investigation? is that not funny? People from outside ( Bkk), specialized in land office business should lead and do is investigation about Patong land investigation, not the mayor of that same 'land' in her town. Conflict of interest.

Yes, they will get land-papers because of squatter's rights if they have have had the land for ten years, or more.
The hiccup with this, is if they have rented it out to some one else before the ten years was completed.

Firstly, my ex-girlfriend used to own a shop on part of the affected land. After she had occupied it for ten years, she approached the government, got papers and sold it on.

I don't think that acquisition of title via adverse possession would work in the case of public land. On the other hand a knowledgable lawyer told me that title to lots on the sea side of Beach Road north of the intersection with Bangla Road were acquired that way. But that land must have been public. So this is all very confusing.
