You Wana Luxury Villa?

A BILLION BAHT is a fair sum to start spending on Phuket and the Thai company behind Baan Wana Pool Villas may not stop there.

Baan Wana Pool Villas offers 21 luxurious oriental tropical villas in a low-density community on 10 rais of land.

"The smart design creates a perfect connection between indoor and outdoor living space," says MD Chidchanok Nimpitakpong.

"The prices are very affordable. And the veranda next to the pool and garden can be used for private massage and a spa during the day and a BBQ party by night."

The villa project is being headed by Khun Chidchanok, 33, of Wanathara Property, which has 25 years experience in hospitals, health care, and the resort and spa businesses.

She is a double degree MD ??? architecture from Chulalongkorn University and an MBA from the International University of Japan.

"Baan Wana Pool Villas is our first project on Phuket," she told Phuketwan. "However, we are considering investments in two more locations, Sai Yaun, and a location in the west.

"Next year our company will work on a high-end sea view condominium project in Makham Bay. The total project values are up to 1000 million baht."

The Baan Wana villas ??? each with a pool ??? vary from 8.4 million baht to 13.4 million baht. Nine of the largest of the villas, each with 12.5-metre pools, are under construction and the showhouse is scheduled to open in November.

The Baan Wana site can be found on Srisoonthorn Road, which runs between Surin beach and the Heroine's Monument.

Any number of extras are included in the prices, which range up to 410 square metres on land measuring 580 square metres.

"A large, lush private tropical backyard is generously sized for a number of family activities, and is prefect for putting and swing practice," Khun Chidchanok said.

"Our unique pool villa design, large plot sizes and high-end specifications are the answer for customers who looking for affordable, large and luxurious private pool villas in an exclusive community."

Baan Wana say materials and construction will be high quality and offers optional furniture packages, audio and sound system packages, a decorator accessories package, even an anti-mosquito system package.

Because of its north-central positioning, all facilities are reasonably close, along with a range of activities, including beaches and golf, with quality restaurants aplenty. It's also relatively close to the airport.

Property management services will be available for buyers looking for a return on their investment. All three committed developments are expected to be under construction before 2008.


Phuketwan asked Khun Chidchanok some tough questions:

Do you think the property business on Phuket will get better or slow down?

The property business in Phuket will grow better and better. Phuket has been the best destination for travelers for years. Moreover, Thailand will have an election at the end of this year. I hope some real estate legal issues will be settled by new government and the property business will take off again.

What do you see as the big advantages of Phuket property?

Being a great place to live and a good opportunity for investment are the big advantages. Thailand is a safe place. Living in Phuket, everyone can experience the lifestyle of this tropical paradise, enjoy many great services and Thai food too. The best thing here is the Thai people, who welcome everyone with smile. Compared with other countries, Phuket offers high standard services at an affordable cost.

What do you see as the major issues facing the property industry right now?

The most significant problem in real estate is the land ownership for foreigners. The 30 years leasehold period is too short to secure property investment for foreigners.
Government policy is very important. A longer leasehold period up to 50 or 90 years should be considered as soon as possible. That is enough to secure the property ownership for foreigners. Then the property business will be on the right track.
