Where Life's a Breeze: Oceans 1 to 50

THE SANDS of Layan are just a short walk away, which entitles Ocean Breeze Resort and Suites to use a name that carries the tang of the sea.

For those people who would like to see the bricks and mortar of a property rather than buy off the plan, Ocean Breeze is ideal. It's complete, and many of the 50 units have been sold.

Sales manager Kanittha Jeensrikong says the apartments vary in size from 57 square metres to 117 square metres and are tastefully tiered around a lake and swimming pool, amid a tropical garden setting.

Her boss, Bill Barnett, is a well-known expert on property, resorts and tourism on the island and his opinions are valued highly.

He is, naturally, a big fan of Phuket. When asked to be specific about the island's attractions, he responded: ???Location, location location . . . door-to-door travel time from key markets like Hong Kong, Singapore international flights, stunning beaches, yachting, golf, shopping and great food, with more than 20,000 full-time expats living here, international schools, hospitals and good infrastrure.''

That's quite a list. So Bill, will the property market get better, or slow down?

''Nothing moves in straight lines,'' he says. ''But tourism remains a key indicator for property and numbers are up over five million in 2007 with more likely in 2008, so fundamentals are good.''

Khun Kanittha says Ocean Breeze is an attractive proposition, either for investment, permanent residence or as a holiday home. Prices range from 7.9 million baht to 8.6 million baht, depending on which of the three storeys has appeal.

The deal is leasehold, extending 30 by 30 by 30 years, with CB Richard Ellis overseeing a rental pool.

Ocean Breeze is in the Laguna Phuket belt, opposite the Shangri-La site and with a large clubhouse and provision of a gym, estate management, 24-hour security, a restaurant and a minimart.

Layan Gardens, Baan Talay, and Tamarind Hills are nearby.

For Bill Barnett, marketing Phuket is a role he sees being undertaken by many.

He admires''everyone in the property business who gets out there and promotes Phuket as a great destination.''
