Night begins to fall on a Layan spectacle.

Brit Prop: a Luna Landscape

Wednesday, December 12, 2007
PAUL MOORHOUSE is a familiar name on Phuket. For those with long memories, property is just the latest interesting occupation for the one-time teen drummer in a successful rock band who went on to be CEO of a large Australian transport company.

His gigs these days are not so long-haired and loud yet there's still an impressive number of adoring fans.

The hits keep on coming: Layan Gardens, 95 percent complete, an apartment project of 40 luxury units overlooking Layan Beach, and now, with a red bullet and fast closing on top spot, Luna Phuket, opposite Laguna Village, the first development by Laguna Phuket outside the resort's compound.

The 53-year-old Briton previously made his mark with Lakeshore Villas and Lakewood Hills as well as the Plaza Del Mar office and showroom.

With the centre of activity on Phuket speedily moving north, Luna Phuket offers plenty of breathing space, indoors and outdoors.

According to Mr Moorhouse, the villas occupy less than 30 percent of the area, with the rest given over to facilities and gardens. Inside, the ceilings rise to 3.5 metres.

The balconies are even wider than the walls are tall.

''The way each villa faces also allows for direct sunlight into the pool and gardens areas for half of the day. The other half enjoys the fabulous climate but is fully shaded, allowing maximum relaxation,'' Mr Moorhouse says.

Most of Layan Gardens has been sold, Phase I of Luna Phuket is more than half sold and Phase II was due to launch in December.

There will be 21 villas in all, three bedrooms and three bathrooms apiece, with wraparound pools and covered two-car garages among the attractions.

''Each villa and private pool sits in its own walled garden and has complete privacy,'' Mr Moorhouse says.

'''The showhome is fully complete, including furnishing and landscaping, so potential buyers can see exactly what they are getting.

''The rest of Phase I will be completed and landscaped by March and Phase II will be completed by December 2008.''

Layan Gardens is set in large and beautiful gardens with facilities including three swimming pools, putting green and chipping area, tennis court, pool bar and BBQ areas on a 13.5 rai site.

Experience as CEO of Andaman Tropical Development has given Mr Moorhouse a good chance to define his projects' buyers.

''Most of our buyers live in our properties either full time or visit regularly throughout the year,'' he said. ''Only usually 20 percent or so buy to let.

''Our buyers fall into three distinct categories:

.. mid-long term Asian-based expatriates who have no wish to return to their own countries on a permanent basis and choose to retire or semi-retire here;

.. Northern Europeans (British, Irish, Scandinavians, Dutch, Germans and Swiss particularly) who wish to get out of the Northern Hemisphere's harsh winters for six or seven months each year;

.. Professional people who have a regional role in Asia or the Asia-Pacific and much prefer to base themselves here for the superb lifestyle rather than the traditional regional centres of Singapore, Hong Kong, KL or Shanghai.

''With the superb international school, more and more direct air links and good communications as well as relatively cheap living costs, Phuket has become a very desirable place to reside full time.''

He is confident that once the national elections have taken place and the Foreign Business Act has been ratified, then Phuket's property business will be very good.

''Phuket is a very special place and is the most attractive island destination to live in Asia,????????? he says.

The main advantage: the superb climate and lifestyle, together with a relatively inexpensive cost of living.

''The quality of the construction and design of the properties is getting better all the time,'' he adds, ''and there are properties available to suit every budget.''

While Paul Moorhouse has his fans, he also can sing the praises of the Andara development at Kamala and Barama Bay.

''Mid-range, I very much like the Coconut Island Development and Baan Yamu,'' he adds.
